About Tawila
A snapshot of life here.
Tawila is one of the more recent residential pockets to come online inside El Gouna. The neighbourhood was developed in phases over the past decade and now combines clusters of townhouses arranged around shared pools with three- and four-storey low-rise apartment buildings on the lagoon channels. The build quality is newer than the central districts, so kitchens, bathrooms, and air-conditioning systems tend to be more contemporary on resale.
The housing mix is roughly fifty percent townhouses and forty percent apartments, with the remainder a small number of detached villas on the outer plots. Prices typically run between USD 180,000 and USD 600,000, which positions Tawila firmly in the mid-market segment. Two-bedroom lagoon-side apartments are the most common listing.

Around twenty percent of owners live in Tawila year-round. Short-term rental performance is solid but below the marina districts because guests pay for waterfront proximity rather than newer-build interiors.

Common questions
Buying in Tawila — answered.
- Yes. El Gouna's special development zone framework permits foreign nationals to purchase residential property. Tawila stock is mostly registered under the long-term usufruct structure with the Egyptian Real Estate Registry. A smaller share of resale units have direct title.
- Tawila prices typically run 15 to 25 percent below Marina for comparable property types, and roughly 10 to 15 percent below Downtown. The discount reflects the inland location and the absence of direct marina or Red Sea access. Build quality is generally newer than both districts.
- Short-term yields in Tawila run 4 to 6 percent gross, below Marina and Abu Tig but stable through the year. Long-term annual rentals yield 4 to 5 percent gross. The strongest demand is for newer-build two-bedroom apartments aimed at year-round residents and seasonal stays of one month or longer.
- Yes. El Gouna International School and the British International School are both reachable inside ten minutes by buggy. The neighbourhood is residentially quiet, traffic is low, and the townhouse clusters offer shared pools and play space. Several Tawila clusters have a high concentration of full-time family residents.
- Annual El Gouna Resorts services fees run USD 1,000 to USD 2,200 for most Tawila units. Townhouse cluster HOA fees add USD 800 to USD 1,500 for shared pool and landscaping. Apartment building HOA fees run USD 500 to USD 1,200. Full breakdowns are included in every listing pack.
