Abu Tig is the founding marina neighbourhood of El Gouna and remains the centre of the town's social calendar. The district wraps around the main yacht harbour, where berths range from small day-boats to forty-metre superyachts and where the El Gouna Yacht Club anchors the social scene. Almost every marina-front restaurant in El Gouna — Pier 88, Saigon, Maritim, and roughly a dozen others — sits within a five-minute walk of the central quay.
The housing stock is dominated by apartments. Three- and four-storey blocks ring the marina basin, with the most sought-after units sitting on the first or second floor with direct marina-view terraces. A small number of townhouses occupy the inland edge of the neighbourhood, and a handful of marina-front villas remain on the southern arm. Most inventory falls between USD 220,000 and USD 950,000, with high-floor penthouse units pushing past that range.

We arrange accompanied walking tours through Abu Tig. A half-day typically covers five to seven apartments, including time on the central quay.

- Abu Tig has the strongest short-term yield in El Gouna, typically 7 to 10 percent gross with active management. A one-bedroom marina-view apartment commonly books 220 to 260 nights a year at an average daily rate of USD 110 to USD 160. Long-term annual rentals yield 5 to 7 percent gross.
- The restaurant row and the yacht club generate steady evening foot-traffic, particularly Thursday through Saturday and through the high season from October to May. Apartments directly above restaurants experience the most ambient noise. Units one or two streets inland are noticeably quieter. We disclose noise exposure for every listing.
- Berths at the central Abu Tig Marina are available on annual contracts and on a daily basis. Pricing depends on boat length and runs roughly USD 4,000 to USD 12,000 per year for boats up to 12 metres. Marina-front apartments do not include a mooring by default — berths register separately.
