el-gouna
Welcome to GounaRealty — the property OS for El Gouna
Why we built a single platform for every El Gouna listing, every active broker, and every buyer who wants the full picture before they land.

I moved between Amsterdam and El Gouna for years. Every time someone asked me "where do I look for a villa in Gouna?" I had to explain the same thing. Scrape ten broker sites. Half of them are out of date. Photos repeated. Prices in three currencies. No shared map.
The market was big — 25,000 residents, a million visitors a year, 18 hotels, 40 neighbourhoods — but the way you found a home in it felt stuck in 2010.
What we are building
GounaRealty is the property OS for El Gouna. Every listing from every active broker, normalised into one searchable feed. Real photos, real prices, accurate map pins, neighbourhood scores, lifestyle context.
Plus tools agencies actually want. Lead capture via WhatsApp. A dashboard for their own listings. Multi-language reach across the diaspora that is actually here — Dutch, German, Russian, Arabic, and English.
Phase 1 covers El Gouna real estate. Phase 2 expands across Egypt. Phase 3 layers in everything else you do when you live or stay here. Restaurants. Beach clubs. Dive trips. Kite spots.
Who this is for
Buyers and renters who want to see the full picture before they get on a plane.
Agencies who want a modern back-office without building one themselves.
Investors who need real market data, not just listings.
If that is you, the platform is live at gounarealty.com — and I am on WhatsApp.
How the data stays clean
We do not list a property we have not verified. Every listing is cross-checked against the source broker site within seven days. When a listing goes stale we flag it. When a photo is reused across three broker sites we deduplicate it. When a price moves we record the delta.
That discipline is the whole reason the platform exists. The old way — ten broker sites, half stale, photos repeated — failed buyers, and it failed the brokers who actually had something to sell.
The neighbourhoods we cover
Eight neighbourhoods are launched today with editorial content. Marina and Downtown for the lifestyle and rental yield core. West Golf and North Golf for the golf-front buyers. South Marina, Abu Tig, Tawila, and Mangroovy round out the launch set.
Each neighbourhood page carries the same data shape — live listings, price band, amenities, the day-to-day rhythm — so you can compare like-for-like instead of guessing.
What is next
Phase 2 brings the property OS to Hurghada, Sahl Hasheesh, and the rest of the Red Sea. Same data discipline. Same agency-friendly back-office. Same multi-language reach.
We will write more here as we ship. If you want the long-form market briefs ahead of time, the El Gouna buyer guide lands in your inbox the same week you ask.
Thanks for being early. Send feedback any time.
